In order to purchase a property on the Costa Del Sol, it is acquired to have an NIE number.

PROPERTY COSTS ON THE COSTA DEL SOL

The costs of buying a property in Costa del Sol during 2021 are between 10-14%.

Depending if you are buying a resales property when you should add about 10-11% above the price or when buying a new development you should add about 12-14% above the price.

The Junta De Andalucia (Andalusian Government) has recently announced a reduction in the Property Transfer Tax, which is beneficial to buyers who are looking to purchase a property on the Costa Del Sol during the year 2021.

So what does this mean? Before the new law, depending on the cost of the property you were purchasing, the Property Transfer Tax rate would be between 8% to 10%, whereas now, the new rate is a flat rate of 7%, regardless of the property price.

Keep in mind there are additional costs, such as lawyer fees, registration fees, Notary fees as well as mortgage costs.

COSTS OF OWNING A PROPERTY

There are several costs you need to take into consideration when owning a property. These include community fees, usually between 40€ – €200 a month. Hence, the more facilities the complex has to offer, the more community fees you pay.
