Firstly, when the right property is found, you need to pay the reservation fee between 6,000€ – 10,000€ and sign the reservation contract in order to get the property off the market.

After this, your lawyer/solicitor will check that all the documents are correct. Next, around 7-14 days they will prepare the Private Purchasing Contract, where you will pay the 10%.

The remaining amount will be paid to the Notary when the title deed is signed. This usually takes around 30 to 45 days from the payment of the reservation fee. Keep in mind, if the buyer needs a mortgage it may take more time before signing the title deed.

New developments that are ready in the next 1 – 2 years are more flexible with the payment rules.
